Drainage Correction in Northeast Texas

Almost every foundation problem in Northeast Texas is, underneath it all, a water problem. Expansive clay moves because its moisture changes — soaked and swollen on the side where the gutters dump, baked and shrunken on the side that gets afternoon sun. Fix the foundation without fixing the water and the movement continues; sometimes the drainage fix alone, done early enough, is the repair. It’s the least glamorous service we offer and the one that prevents the most damage.

The drainage problems we see most

• Gutters discharging at the foundation — downspouts dumping roof water right at the grade beam is the single most common cause of one-sided soil swelling. Often the cheapest significant fix on this page.
• Negative grading — soil sloping toward the house instead of away, sending every rain against the foundation. Common where flowerbeds have been built up over years.
• Pooling and poor surface flow — water standing against or near the foundation after rain, especially between closely-spaced houses in newer Rockwall and Forney subdivisions.
• Subsurface water — persistently wet soil on one side of the house, feeding slow, continuous swelling.

The fixes

1. Gutter discharge extensions and buried downspout lines — carrying roof water 8–10+ feet away from the foundation before it touches soil.
2. Regrading — re-establishing a proper slope away from the foundation.
3. Surface drains — catch basins and channel drains where water collects faster than grading can shed it.
4. French drains — perforated pipe in gravel that intercepts subsurface water and carries it away; the right tool for chronic wet-side problems, and frequently oversold where a $400 gutter fix would do. We’ll tell you which yours is.

Drainage and watering: the two-sided rule

Clay foundations suffer from uneven moisture, which means the dry side matters too. In a Northeast Texas August, the soil pulling away from your foundation is shrinking — consistent soaker-hose watering around the perimeter during drought keeps the moisture (and the foundation) more even. It sounds strange that a foundation company recommends watering your dirt; it’s also the cheapest foundation protection that exists here.

What affects your price

System type and total footage drive cost: downspout work at the low end, full French drain systems with discharge runs at the top. Existing hardscape (cutting through walks and patios), discharge routing options, and soil conditions during excavation all factor in.
