Free Foundation Evaluations in Northeast Texas
Every foundation job we do starts the same way: measuring instead of guessing. A free evaluation is a no-obligation visit that ends with you knowing what your foundation is actually doing — with numbers — and what, if anything, is worth doing about it. Around a third of the evaluations in a typical clay-soil market end with some version of “monitor it, fix the gutters, and call us if it changes.” We think that’s exactly how it should work.
What an evaluation includes
- Elevation survey — floor elevations measured across the house and mapped, showing where the foundation sits high or low and by how much. This is the core diagnostic; symptoms lie, elevations don’t.
- Visual inspection — crack patterns inside and out (drywall, brick, frieze boards), door and window operation, separation at trim — and for pier-and-beam homes, the crawl-space look most estimates skip.
- The water walk — gutters, grading, pooling, trees: the causes, not just the symptoms.
- A written summary you keep — findings, elevation map, and recommendations, whether or not those recommendations involve hiring us.
Where an independent engineer fits — and why we encourage one
A repair contractor measuring your foundation has an obvious conflict of interest; we resolve it by welcoming, and often recommending, an independent structural engineer — one you hire directly, who sells opinions rather than repairs. For significant repairs, real estate transactions, or any case where our findings surprise you, an engineer’s report (typically $400–$800) is money well spent, and reputable repair plans should match what an independent engineer would specify. If a foundation company discourages you from getting one, that tells you something.
When to book an evaluation
Sticking doors or windows that changed with the seasons; new or widening cracks in drywall, brick, or the slab itself; floors that slope or bounce; gaps opening at trim, cabinets, or the garage-door frame; before buying or selling a home in this soil; or simply because the house is 15+ years old on clay and has never been measured — a baseline elevation map makes every future decision easier.
What it costs
